Waxhaw Horse Country: Equestrian Living South of Charlotte

Luxe Living

There is a moment on the drive south from Ballantyne when the view changes. Subdivisions give way to open pasture, board fences trace the rolling land, and horses graze beneath old oaks. You have arrived in Waxhaw, one of the few places this close to Charlotte where equestrian life is still part of the everyday landscape.

A Town With Deep Roots

Waxhaw takes its name from the Waxhaw people who first lived on this land. President Andrew Jackson was born nearby in 1767, and the railroad that arrived in 1888 was laid straight through the center of town. Waxhaw incorporated the following year, and the tracks still define downtown today.

That historic district, listed on the National Register of Historic Places, is now known for antiques, independent shops, and some of the area’s most charming dining. The Museum of the Waxhaws preserves the region’s colonial and Revolutionary-era story.

Horse Country, Close to the City

What sets Waxhaw apart is its land. The countryside around town is still shaped by horse farms, hay fields, and private pastures, and the equestrian community here is active and welcoming. Boarding and lesson barns, including McNeely Farms Equestrian Center, serve riders of every level, from first lessons to competition.

For trail riders, Union County’s Cane Creek Park offers roughly six and a half miles of equestrian trails around a 350-acre lake: an easy, scenic ride just minutes from many Waxhaw homes.

What to Look for in an Equestrian Property

A horse property is a different kind of purchase. Beyond the residence itself, the land has to work. When I walk an equestrian property with a client, I look closely at:

  • Usable acreage: how much is open, level pasture versus wooded or low-lying land
  • Zoning and restrictions: confirming that horses are permitted, and reviewing any HOA or deed covenants
  • Barn and fencing: construction quality, stall size, ventilation, and the condition of board or no-climb fencing
  • Water, drainage, and soils: well capacity, runoff, and how pastures hold up through a wet Carolina winter
  • Arena and access: footing quality, and room for a trailer to turn around comfortably

With a background in interior architecture, I also look at how the home and the farm relate to each other: the view from the kitchen to the paddock, the path from the mudroom to the barn. Those details shape daily life as much as square footage does.

The Location

  • About 20 to 25 minutes to Ballantyne for shopping, dining, and business
  • Minutes to historic downtown Waxhaw
  • Close to The Club at Longview, Skyecroft, and the estate neighborhoods of Marvin
  • Served by Union County Public Schools (school assignments can change, so verify them directly with Union County Public Schools)

Who It Suits

Waxhaw appeals to buyers who want land, privacy, and a slower rhythm without giving up access to Charlotte. It is ideal for riders who want their horses at home, families drawn to open space, and anyone who values a town with real history.

A Private Conversation

Equestrian properties rarely fit a simple price-per-square-foot comparison. Acreage, improvements, and the quality of the barn and pasture all shape value. If you are considering horse country, whether you’re buying, selling, or simply curious about what your land might be worth, I would be glad to share a current market perspective.
